Superintendent – Hotel DIvision

The superintendent’s primary responsibility is to supervise and coordinate the daily construction of subcontractors and laborers to ensure the compliance of plans and specifications. Maintains quality standards and keep open communication between all parties involved. Provide assistance with drawing clarification between the architect, subcontractor, and owner. Represents Porter Brothers’ company values and enforces safety requirements.

 

Job Responsibilities:

 

Supervision:

  • Supervises and schedules laborers and on-site personnel
  • Submits employee timecards weekly and ensures they are coded accurately
  • Represents company values and creates a professional work environment
  • Ensures that all on-site personnel comply with project procedures, safety program requirements, work rules etc. Documents all violations, notifies project management, and recommends/implements corrective actions as required
  • Verify that the most current plans, specifications, and addendums are being used
  • Keep daily project records such as: job log, safety meetings, long lead items and update as-builts
  • Attends and represents company in applicable meetings, such as preconstruction meeting, owner-architect meeting, jobsite coordination meeting and weekly safety meetings
  • Ensures job closeout procedures are followed, including the punch list, and verifies its completion
  • The Superintendent’s workspace is the Jobsite Office
  • Superintendents are to set an example by keeping a neat and orderly workspace and by maintaining the Project Trailer in a clean, neat, and orderly condition
  • Must be willing to travel

 

Project Management

  • Review the project schedule weekly. Identify scheduling delays, conflict, problems, etc. Identify and initiate ways to resolve, improve and catch up.
  • Weekly update for Project Owner (critical items, status of utilities, schedules, target finish date, photos and accurate list of all changes that are completed, in process, or being considered)
  • Quality control: The superintendent should physically review work in progress daily and notify subcontractors of non-compliance promptly
  • Review and approve submittals
  • Create the initial Project Schedule and review it with the Project Manager
  • Superintendent is responsible for overall Jobsite safety
  • Coordinate and implement project mobilization with Project Manager
  • Review checklist for mobilization to assist in identifying specific job needs and provide a list of initial material, equipment, and supplies needed to begin the project. Review checklist on an ongoing basis so that items required at a later date are being appropriately scheduled
  • In planning jobsite mobilization, keep in mind the following: access, rough grading, drainage, staging storage areas, utility locations. Minimize by properly planning the expenses of relocating and re-handling wherever possible
  • Identify self-performed scopes of work at the beginning of the project with the Project Manager and request labor, equipment, and material needs in an ongoing, timely manner so that the company resources can be properly scheduled. Complete material take-offs for self-performed work – Refer to the Self-Performed Work List
  • Process Change Orders & assist the Project Manager with these
  • Fill out the Notice of Change in Work form. Provide clear descriptions of the reason(s) for the change and what the change is
  • Generate and process RFIs identifying inconsistencies, needed clarifications, etc. and copy to the office
  • Assist the Project Manager with pay applications by providing information and/or verification of work in progress status and material stored
  • Coordinate all Blue Stake requests to assure that they are in place before work is performed. Keep Blue Stake Log current

 

Subcontractor

  • Coordinate with subcontractors to ensure sufficient notice both for start times as well as delays to previously notified schedules
  • Ensures that the subcontractor is complying with the most current construction documents, regulations and safety standards
  • Meet with subcontractors on site to clarify, discuss, and resolve issues associated with the change
  • Provide input on resolutions to disagreements that may arise from proposed changes and/or work for which a change order has been requested but denied
  • Coordinates with the project team to process submittals and reviews them as needed. Coordinates with the project manager to manage the change order process by doing the following: keep project manager aware of potential cost impacts; submit changes for self-performed quantities to project manager promptly; estimate schedule impact to each change order; and ensure accurate and fair pricing by subcontractors
  • Coordinates with project team to ensure shop drawings are compliant with contract documents and other trade work
  • Coordinates with project team to create RFIs, check the status of all the answers to ensure they have been incorporated into the project, and distribute to all subcontractors and keep records accurate
  • Keep records of project documents and ensures subcontractors keep as-built drawings up-to-date

 

Qualifications:

  • 5-7 years of commercial construction experience
  • Ability to maintain and execute construction schedule with customers, vendors and employees
  • Effectively lead and manage teams
  • Excellent Organization skills
  • Ability to prioritize multiple tasks and problem solve
  • Possess strong computer skills in MS Excel, MS Outlook and construction software
  • Ability to read and understand construction documents
  • Knowledge of current construction practices, procedures and safety requirements
  • Communicate effectively with company personnel, clients and vendors at all company levels
  • Knowledge of local, state and federal building codes
  • Must have High school diploma or general education diploma.
  • Must have valid US Drivers License and be able to pass a background check and drug screening.
